our monthly clients receive. |

program is perfect for you if you would like to have
pest control, but either have very little infestation
or do not want to have frequent treatment around your
home. |
Termites
There are 2300 different species of termites in
the world, but in San Diego, we only have four types; Drywood,
Subterranean, Formosan and Dampwood.
| • Drywood Termites need
no contact with the soil and are normally noticed when
their droppings or pellets (fecal matter) are found in
and around your home. Drywood termites swarm normally
in the summer to early winter (late July to November).
Treatment for Drywood termites varies from company to
company. Fumigation (tenting) of your structure is the
only method stated to kill 100% of infestations in your
structure; microwave, electrical, heating, chemical injection,
non-chemical injection, and freezing areas of infestations
are only as good where the product can reach. Learn

• Subterranean Termites are
found coming from the ground into your home through
cracks or voids in your foundation and slabs, OR through
the sub area under your home if you have a crawl space.
Treatment may include but not limited gel or station
baiting, or soil trenching/rodding along the foundation,
followed by applying liquid residual or liquid bait
(colony elimination with liquid bait). Learn

• Formosan Termites also need soil
for their colonies and are like Subterranean termites,
but they are harder to eradicate. |
• Dampwood Termites are
found in the wetter areas of San Diego, such as Mission
Valley by the San Diego River. Treatment for Dampwood
termites is easier due to the amount of moisture they
needed to stay alive. Remove the moisture from the
wood and termites will not survive. Learn

Rodents
(Mice & Rats)
Rodents are warm-blooded; they want and need to
be inside when it is cold outside. As a result, rodent
proofing or exclusion, a process of inspection the structure
for holes that will allow mice and raters to enter, in
invaluable. Sealing holes around electrical wires, air
conditioning lines, and doors; repairing interior holes
in drywall; and resealing the main garage door will help
to keep them out. Mice can squeeze through a hole the size
of a dime and rats can squeeze through a hole the size
of a quarter. Mice and rats cause more damage to the wiring
in homes than any other mammal. Trapping for mice and rats
in your home’s interior is less hazardous than placing
poison in attics or around homes. Bait stations may be
placed around the exterior of your home for larger populations
around your home/neighborhood.
Bees
As we all know, honeybees are very beneficial
to our environment. La Jolla Termite & Pest Control
would prefer you have a beekeeper come out and relocate
hives, if possible. We all must be aware that the Africanized
honeybees are now in San Diego, are considered very aggressive,
and may attack. We are able to eradicate the hive, but
we also recommend removal of the honeycomb. If the honeycomb
is not removed, a future swarm will find the old hive and
re-establish it.
Termite
& Fungus Damage Repair Work
La Jolla Termite & Pest Control provides our
own repair specialist to handle termite and fungus damage
repair work, which can include removing/replacing/repairing
door casings, rafters, eaves, decks patios and more. We
will primer paint and most of the time finish the project
if paint is provided a time of repairs. If we are not able
to perform the work needed, we have contractors that can.
Escrow
& Pre-Escrow Inspections
| Termite inspections – State
licensed inspectors (like La Jolla Termite & Pest
Control) must perform termite inspections, which included
inspecting a home’s exterior, interior, attic,
attached or detached garages, sheds and gazebos, as well
as under the structure if necessary. We look at and probe
the eaves, porches, decks, balconies, windows, and door
casings for evidence of termite and fungus damaged wood. |
Pre-Escrow Inspections – The
seller of a home or commercial structure and the selling
agent use the results of a pre-escrow inspection to
learn if any wood-destroying organisms (termites, fungus,
etc.) exist in the structure. Our findings and recommendations
allow these issues to be addressed prior to placing
the structure on the market. |
Escrow Inspections – This
is like a pre-escrow inspection except you now have
a buyer, lender, and others involved with your transaction. |
